Niranjan Hiranandani’s 25,000-square-foot penthouse in Mumbai is a prime example of how to turn an arid terrain into an opulent metropolis.

Mumbai, the financial capital of India, is home to the country’s biggest businessmen and Bollywood stars. The city has some of the most iconic residences. Among them is also an opulent penthouse owned by one of the country’s top real estate tycoons Niranjan Hiranandani.
Hiranandani recently took Sharan Hegde, a content creator, on a house tour of his expansive 25,000-square-foot penthouse downtown.
The aptly named video, “You Won’t Believe What’s Inside Hiranandani’s 25,000 Sq Ft Luxury Penthouse,” has drawn much interest from people on the Internet. The video shows the pinnacle of luxury living in a city which often faces criticism for claustrophobic housing and poor traffic.

His early struggles with Mumbai’s poor infrastructure motivated him to create the Hiranandani Gardens in Powai. The billionaire turned desolate quarry terrain into a self-sufficient township with plenty of vegetation, well-built roadways, and effective drainage systems.
“I lived in Lokhandwala Complex in Andheri. We built 11 buildings there. But the challenge was when I looked out of the building, the roads were bad, and the stormwater drain was not there.
“There were no street lights, there was no water supply or sewage lines, nothing. At the end of the day, I realised that one day, I wanted to make something where all the roads were built by me, and everything was built by me. That’s why Powai was dreamt of. Everybody, including my family members, thought I was crazy,” Hiranandani said.
The Hiranandani house is unique in that it offers panoramic views of both Powai and Vihar lakes. The real estate mogul also noted that the area’s temperature was about 2°C cooler than the city, attributed to the area’s abundant flora and careful urban design.
When asked if one should purchase a home and how much he should ideally spend, Hiranandani responded, “When you buy a house, it’s not just for living but also for securing your future and making an investment. I recommend that you invest in a house, regardless of its location—be it Bangalore, Mangalore, Mumbai, or elsewhere.”
He went on to say that the most crucial thing is to think of it as your security and safety. Decide on a monthly payment schedule for the house, make a down payment, and assess your EMI affordability, Hiranandani added.
